Use current official series for present decisions
Compare the archived 2022 observations with current URA private residential data and HDB resale statistics. Keep new sales, resales, sub-sales, public housing and landed homes separate.
Do not extend a trend mechanically
- Check subsequent transaction volumes
- Separate nominal price change from affordability
- Account for interest rates and policy changes
- Match unit type, district and tenure
- State the exact comparison window
