Resale homes offered completed space and immediate inspection while launch supply, construction timelines, financing conditions and buyer preferences were changing. Those conditions were specific to the period.
Re-test the choice today
Compare current resale transactions with current developer sales for similar size, location, tenure and total quantum. Include renovation, waiting time, defects, maintenance and financing in the comparison.
The product fit matters more than the label
- Exact layout and condition
- Move-in and holding timeline
- Price evidence and valuation risk
- Competing supply and future buyer depth
- Household cash-flow buffer
Neither resale nor new launch is universally better, and the 2022 thesis should not be projected forward without fresh evidence.
