Should you upgrade your home? Five decision tests

Start with the household outcome

An upgrade only makes sense when the next home improves the household's needs without weakening financial resilience. Define the required space, location, ownership horizon and acceptable monthly commitment first.

Five tests before moving

  1. Affordability after loan, CPF, stamp duties and fees
  2. Sale proceeds after outstanding debt and CPF refund
  3. Eligibility and timing for the next property
  4. Emergency buffer under higher-rate or income-shock scenarios
  5. Exit audience and alternatives if plans change

Use current HDB, CPF, IRAS and lender rules for the exact household. A larger or newer home is not automatically a better financial outcome.
