Singapore or overseas landed property: a comparison framework

A current primary-source framework for comparing cross-border property risk and returns.

Published 21 September 2022

Updated September 2026. Cross-border property rules, taxes, financing and returns vary by country and buyer. This is general education, not investment, legal or tax advice.

A country-neutral comparison framework

  1. Verify ownership eligibility and title protection with official local sources.
  2. Model purchase, holding, financing, tax, currency and exit costs.
  3. Compare net rental income after vacancy, management and maintenance.
  4. Assess liquidity, legal enforcement, political risk and currency exposure.
  5. Match the investment to the household's liabilities and time horizon.

Do not compare headline yields or entry prices alone. Use current country-specific primary sources and independent professional advice before committing.
