Private non-landed property in Singapore: current guide

Start with the legal form

Private non-landed homes include apartments and condominiums held under strata or other titles. Buyers should verify tenure, title, approved use, strata area, by-laws, maintenance obligations and any restrictions against the actual documents.

Run five checks before committing

  1. Eligibility: citizenship, residency and property-type restrictions.
  2. Transaction cost: BSD, ABSD, legal fees and financing costs.
  3. Affordability: cash, CPF, loan limits, TDSR and a higher-rate stress test.
  4. Property evidence: comparable transactions, rents, layout, floor, facing and condition.
  5. Ongoing risk: maintenance, sinking fund, planned works, insurance and resale audience.
