Start with permitted use and title

A shophouse combines land, building, tenancy, planning and conservation considerations. Heritage or scarcity does not by itself establish income, liquidity or appreciation.

  1. Confirm title, tenure, ownership eligibility and approved use.
  2. Check conservation controls, alterations, fire safety and building condition.
  3. Review tenancies, operating costs, GST and property-tax treatment.
  4. Test financing, vacancy, repair and refinancing scenarios.
  5. Compare transactions only after matching location, use, tenure, condition and date.
