One-North Eden after completion: a buyer due-diligence review

A completed-project framework using observed access, unit attributes and current records.

Published 5 April 2021

Updated September 2026. This replaces the new-launch framing with a completed-project due-diligence guide.

Assess the realised home

The original review discussed One-North Eden as a launch near Buona Vista and one-north. Buyers can now prioritise observed access, unit condition, completed surroundings and actual transaction evidence over launch projections.

Re-test the demand thesis

Employment nodes and transport may support housing demand, but they do not establish rent or resale performance. Use current URA transactions and rental contracts, matching unit size, floor, sale type and period.

Inspect the exact unit

  • Walking route and peak-hour conditions
  • Noise, privacy, sun and neighbouring construction
  • Layout efficiency and storage
  • Management fees and building condition
  • Competing completed and pipeline supply

No “second wave” narrative guarantees capital growth or liquidity.
