SORA home loans after SIBOR and SOR: what borrowers should compare

A current guide to SORA packages after the discontinuation of SIBOR and SOR.

Published 12 April 2021

Updated September 2026. SOR and SIBOR have been discontinued. This is general education, not a loan recommendation.

SORA is now the relevant SGD reference benchmark

The transition timetable ended SOR in 2023 and the remaining one-month and three-month SIBOR settings at the end of 2024. Existing borrowers should check their completed conversion and current facility terms rather than compare discontinued benchmarks as new choices.

How a SORA loan works

A floating package may use compounded SORA over a stated period plus the bank's contractual spread. Compare the compounding period, reset timing, lock-in, repricing rights, fees, clawbacks and penalties. Read the current ABS consumer guides and the lender's facility letter.

Compare household outcomes

  • Payment after promotional rates end
  • Rate-rise and income-shock scenarios
  • Refinancing and legal costs
  • CPF and cash requirements
  • Fixed-rate alternatives and break costs

There is no universally “best” benchmark or package; suitability depends on the contract and household risk capacity.
