A national headline hides the distribution
The share of flats below a price threshold and the number of million-dollar transactions depend on the period, towns, flat types, age, floor, condition and remaining lease. A high-value tail does not describe the typical resale flat.
Rebuild the comparison from current HDB data
Use HDB's quarterly resale releases and town-by-flat-type median tables. State the exact quarter, number of registered applications and whether the analysis uses transaction counts, medians or price bands.
What buyers should compare
- Flat type, town and remaining lease
- Floor, orientation, condition and amenities
- Total price rather than an isolated headline
- Financing, valuation and cash-over-valuation risk
- Alternative towns and housing types
Million-dollar sales can reveal scarcity in selected attributes, but they do not prove that the entire HDB market trades at that level or predict future prices.
