One trophy sale is evidence, not a market benchmark

A high-value prime transaction can reflect size, floor, view, condition, privacy, scarcity and a particular buyer. It should not be applied to another home without normalising those attributes and the transaction date.

Freehold is one variable

Tenure may matter to some buyers, but total quantum, usable layout, age, maintenance, location and future buyer depth can matter more to realised resale outcomes. Compare freehold and leasehold alternatives within the same budget and lifestyle brief.

Use current, matched records

Review URA's private residential transaction and rental data. Match project, unit size, floor, sale type and period, and disclose when the comparable set is thin.

A record transaction does not prove that prime freehold homes are universally superior or that future appreciation is assured.
