Updated September 2026. This is a dated Q4 2022 research archive. Its 2023 outlook is preserved for retrospective study, not current forecasting.
Separate observation from forecast
Quarterly price, volume, rental and supply measures described conditions known at the end of 2022. Any 2023 expectation depended on interest rates, launches, policy and household behaviour that later became observable.
Evaluate the forecast with realised data
Use official URA and HDB time series to compare the stated direction with actual 2023 outcomes. Match the same metric, property segment and period before judging accuracy.
Apply the research discipline today
- Record source and cut-off date
- Distinguish leading and lagging indicators
- Run financing and holding-power scenarios
- State uncertainty instead of a single outcome
- Update conclusions when new quarters arrive
An archived outlook is useful for learning, but it is not evidence of the current market direction.
