The count describes a narrow slice
Million-dollar transactions can cluster in larger, newer, centrally located or unusually positioned flats. The reported count does not describe the typical resale flat or establish a national valuation benchmark.
Reproduce the analysis from official records
Use HDB registered resale transactions for the same three-month window. Group results by town, flat type, storey, remaining lease and price band, and state how duplicates or unusual unit types are treated.
Read the broader market alongside the tail
- Total registered applications
- Town and flat-type medians
- Share of transactions by price band
- Valuation and cash-over-valuation risk
- Affordability at prevailing financing terms
A high-price tail can indicate scarcity in selected attributes, but it does not prove that all HDB values are moving in the same way.
