Why landed PSF outliers need care
Landed transactions are heterogeneous. Redevelopment potential, land shape, road position, condition, tenure and very small sample sizes can move a district-type median sharply without representing the broader market.
Methodology checks
- Confirm URA transaction dates and property-type classifications.
- Publish the sample size behind each median.
- Review whether one or two unusual properties dominate the change.
- Compare land area, tenure, condition and redevelopment potential.
- Use current matched comparables for any property decision.
The headline is retained as a dated research question. It should not be treated as evidence that every landed home in the named segment rose by the same percentage.
