Six stress tests for a property instalment

A current affordability framework using rates, tenure, CPF, debt, income and liquidity.

Updated September 2026. This is general affordability information, not financial advice. Use current CPF, MAS and lender rules for the exact borrower.

Six instalment stress tests

  1. Interest rate now and at a materially higher stressed rate.
  2. Loan tenure, age limits and repayment structure.
  3. Cash and CPF usage within current housing limits.
  4. TDSR or MSR treatment and other debt commitments.
  5. Income interruption, vacancy and unexpected property costs.
  6. Emergency liquidity after the purchase and renovation.

A comfortable instalment is not merely the maximum a lender will approve. Model conservative income, rates and holding costs, then retain a buffer for household and property-specific risks.
