How to analyse a record PSF
A single headline price must be tested against the unit's floor, view, size, configuration, developer, project positioning, purchase terms and contemporaneous competing supply.
Five questions
- Was the transaction accurately recorded and comparable?
- How much of the price reflects scarcity or unique attributes?
- What did matched prime-market units transact at?
- How does tenure affect the long holding horizon?
- Who is the plausible resale audience at this quantum?
The transaction can illuminate luxury-buyer behaviour, but it cannot by itself establish a new market-wide benchmark or future value.
