Nine unit types buyers may encounter

  1. Standard HDB flat: compare flat type, remaining lease, floor, orientation and condition.
  2. Executive or maisonette-style HDB flat: verify the exact legal flat type and layout in official records.
  3. 3Gen flat: review current household eligibility and resale restrictions directly with HDB.
  4. Dual-key unit: understand the approved layout, privacy, utility and financing implications.
  5. Loft or duplex: inspect stairs, void space and how strata area translates into usable space.
  6. Penthouse: separate internal area from roof terrace and other non-liveable strata space.
  7. Ground-floor patio unit: review privacy, drainage, maintenance and exclusive-use boundaries.
  8. Studio or compact unit: test furniture planning, storage and the likely future buyer or tenant pool.
  9. Strata landed or cluster home: verify title, by-laws, maintenance obligations and permitted alterations.
