- Repair water ingress, electrical, plumbing and safety issues first.
- Protect layout flexibility and avoid highly personalised irreversible work.
- Improve storage and circulation where it solves a real constraint.
- Use durable finishes appropriate to maintenance and climate.
- Plan lighting, ventilation and energy use together.
- Verify HDB, MCST, BCA and contractor requirements where applicable.
- Set a budget and contingency based on current quotations, not assumed resale payback.
Renovation can improve liveability and saleability, but spending does not translate dollar-for-dollar into market value.
