SORA and Singapore home loans: a current comparison guide

A current framework for comparing fixed, floating and broker-sourced home-loan packages.

Published 18 April 2021

Updated September 2026. The earlier all-time-low-rate framing is retired. This is general information, not a loan recommendation.

Start with the complete home-loan cost

A housing loan can use a fixed rate for a period, a floating rate linked to SORA or another contractual reference, or a package that changes after a promotional period. Compare the effective rate, spread, lock-in, repricing terms, fees, clawbacks and penalties, not only the first advertised number.

What SORA represents

SORA is the volume-weighted average rate of unsecured overnight interbank SGD transactions in Singapore. A loan may reference compounded SORA over a stated period plus the bank's spread. The Association of Banks in Singapore publishes a home-loan consumer guide; borrowers should also read the bank's current facility letter.

Bank or mortgage broker?

A bank is responsible for its offered product and documentation. A broker may help compare packages but does not replace the lender's disclosures or independent legal and financial advice. Ask how the broker is paid, which lenders are included and whether alternatives are excluded.

Pressure-test before accepting

  • Model payments after the promotional period.
  • Check whether refinancing savings exceed legal, valuation and administrative costs.
  • Allow for rates to rise and household income to change.
  • Confirm CPF usage, loan limits and cash requirements.
  • Do not sign based on an indicative quote that is not the final offer.
