Five checks for a one-bedroom condo exit
- Entry basis: compare the exact unit with matched transactions, not project-wide averages alone.
- Buyer pool: identify plausible owner-occupiers and investors at the expected future quantum.
- Competing supply: review nearby resale stock, new launches and similar layouts.
- Holding cost: include interest, maintenance, taxes, vacancy and transaction costs.
- Unit quality: floor, orientation, layout efficiency, condition and noise can materially affect demand.
