Five checks for a branded residence

  1. Brand relationship: understand the licence, operator role and duration.
  2. Services: distinguish included services from chargeable hotel-style options.
  3. Costs: review maintenance, reserve funds, management fees and fit-out obligations.
  4. Use and rental: confirm title, planning, by-laws and any rental programme terms.
  5. Resale evidence: compare the exact unit with relevant branded and conventional alternatives.

A recognised name can support positioning, but does not guarantee service quality, occupancy, liquidity or investment returns. Evaluate the legal structure, operator incentives and total ownership cost.
