| First | The outstanding home loan |
| Then | The CPF refund: the CPF used and its accrued interest |
| Then | Other costs of the sale, such as the agent fee and legal fees |
| GST on the agent fee | 9% |
| Agent fee (our planning figure) | 2% of the selling price |
| Legal fees on the sale (our estimate) | $3,000 |
This order is CPF Board's for HDB flats and for private homes bought or refinanced on or after 1 September 2002. The agent fee and legal fees are planning figures, not rules; use your own.

The CPF refund when you sell
| Rule | Figure used |
|---|---|
| The refund | The CPF used for the home (grants included), plus the accrued interest |
| Accrued interest | What that CPF would have earned in your Ordinary Account |
| If the price less the loan is less than the refund | Only that much is refunded, when you sell at market value; you do not top up the rest in cash |
| Option money received in cash | Part of the price, and refunded to CPF |
| Where the refund goes | Below age 55, to your Ordinary Account |
