How to prepare a home for viewing and sale

A practical preparation framework without promises about price or sale speed.

Published 30 October 2019

Updated September 2026. Presentation can improve a buyer's understanding of a home, but it does not guarantee viewing volume, sale speed or price.

Prepare for clarity, not decoration alone

  1. Repair visible defects and confirm that lights, doors, taps and appliances work.
  2. Declutter routes through the home so buyers can understand room proportions.
  3. Clean windows, floors, kitchens and bathrooms, and manage odour and temperature.
  4. Use neutral styling only where it helps explain function or scale.
  5. Prepare documents, access arrangements and honest answers for likely questions.

Match effort to the likely return

Prioritise low-cost maintenance and presentation before major renovation. Larger works require a realistic budget, timeline and buyer-profile case. The campaign should then align pricing, photography, video, portal information and the physical viewing experience. Request a seller preparation review.
