What the Evergrande episode can and cannot show

China's property-sector stress illustrated the risks of leverage, liquidity pressure, incomplete projects and changing buyer confidence. It does not establish that investors of any nationality will automatically redirect capital to Singapore, or that Singapore property is a guaranteed safe haven.

Use a current Singapore decision framework

  1. Confirm whether the buyer is eligible to acquire the property type.
  2. Check current BSD, ABSD, financing and source-of-funds requirements.
  3. Compare total quantum, rental evidence, holding costs and exit liquidity.
  4. Test adverse interest-rate, vacancy, currency and resale scenarios.
  5. Separate macro headlines from property-specific evidence.
