Move from labels to verified features
Green claims should identify the actual system, commissioning status, operating responsibility and measurable outcome. For a home, relevant checks can include shading and orientation, natural ventilation, efficient lighting and equipment, water use, waste systems, landscaping, solar generation and access to lower-carbon transport.
Public and private housing need different evidence
HDB's current Green Towns Programme describes estate-level initiatives. For private developments, review approved plans, BCA records, management documents and actual operating data. A marketing label alone does not prove lower bills, comfort or a price premium.
Buyer checklist
- Verify which features are installed and operational.
- Ask who pays for maintenance and replacement.
- Review utility and management evidence where available.
- Inspect heat, ventilation, noise and walking routes at the actual unit.
- Do not assume sustainability features guarantee appreciation.
