Buying your first home in Singapore: current guide

Start with the household, not the listing

  1. Confirm citizenship, family nucleus, existing ownership and eligibility.
  2. Set a budget using cash, CPF, grants and a conservative loan amount.
  3. Include BSD, possible ABSD, legal fees, renovation and recurring costs.
  4. Choose the property type and location around real household needs.
  5. Verify title, lease, condition, transactions and resale audience.

Pressure-test before paying an option fee

Model higher interest rates, lower income and a longer holding period. Keep a liquidity buffer, and understand CPF usage and future refund obligations. CPF's Home Purchase Planner can support an initial budget, but actual eligibility and loan approval require the relevant agency or lender.
