Green space and housing value can be associated, not guaranteed
Research may find an association between access to parks or greenery and housing prices, but an observed premium does not prove that green space caused it. Location, accessibility, tenure, age, density, schools, transport, views and neighbourhood selection can affect the result.
Test the claim at property level
- Read the original study, including geography, dates, sample and model specification.
- Distinguish straight-line distance from a safe, convenient walking route.
- Check noise, insects, event traffic, privacy, future planning and construction.
- Compare matched transactions controlling for unit and project attributes.
- Treat any model estimate as a range with uncertainty, not a guaranteed dollar uplift.
Green access can improve liveability for some households while creating trade-offs for others. Verify current NParks and URA information and inspect the route and surroundings in person.
