Match the inspection to the home
A new HDB flat, new private home, resale home and rental have different handover documents, reporting windows and responsibilities. Confirm the applicable defect-liability and reporting process before inspection.
- Record finishes, doors, windows, fixtures and water flow systematically.
- Photograph defects with location, date and scale.
- Escalate signs of structural movement, unsafe electricity, gas, major leakage or fire-safety risk.
- Use qualified engineers, electricians, plumbers or other specialists where required.
- Agree access, reporting scope, exclusions and follow-up in writing.
Cosmetic checks do not replace specialist testing. Do not open live electrical systems, disturb suspected hazardous materials or attempt unsafe repairs. Follow current HDB, BCA and project-specific guidance.
