How to read a property floor plan

A cautious guide to scale, space, structure and professional verification.

Read the drawing in layers

  1. Start with orientation, entrances, windows and circulation.
  2. Check the stated scale, dimensions and whether areas are approximate.
  3. Distinguish strata area from internal usable space, voids, balconies, PES and roof terraces.
  4. Identify structural elements, service risers and wet areas without assuming that a wall can be altered.
  5. Test furniture, storage, privacy, ventilation and everyday movement against actual measurements.

Symbols and conventions vary. Confirm buildability, structural changes, fire safety and renovation feasibility using official records and qualified professionals. A diagram alone does not prove usable area or approval.
