Assess the property before the district story

Landed homes differ by tenure, plot, road, access, planning controls, building condition and rebuilding feasibility. District averages can hide those differences.

  1. Compare matched transactions with disclosed dates and sample sizes.
  2. Check title, tenure, zoning, plot shape and envelope controls.
  3. Inspect access, road width, noise, drainage and surroundings.
  4. Estimate repairs or rebuilding with qualified professionals.
  5. Stress-test financing and exit demand without assuming repricing.

Remove early-entry, undervaluation and upside narratives. A district label does not guarantee liquidity or appreciation.
