- Check the approved floor area and study the usable layout, not only the headline size.
- Test furniture placement, storage, circulation, ventilation, light and privacy against the household's daily routine.

- Compare recent transactions and rents for genuinely similar units, while allowing for floor, facing, condition and project differences.
- Consider the future buyer and tenant audience without assuming demand, yield or capital appreciation.
