The 2022 HDB MOP supply wave: what the headline could and could not tell us

What the original supply headline meant

A large cohort reaching the Minimum Occupation Period can expand the number of households eligible to sell, but eligibility is not the same as an actual listing or completed transaction. Owners may stay, upgrade later, rent where permitted or postpone a move.

Rebuild the decision with current evidence

Use HDB's current resale statistics and registered resale transactions. Compare the same town, flat type, floor band, remaining lease and condition, then examine active competing supply and the household's financing position.

A sell decision is household-specific

  • Next-home affordability and eligibility
  • Outstanding loan, CPF refund and cash proceeds
  • Renovation, moving and transaction costs
  • Timeline and holding-power buffer
  • Alternatives if the expected price is not achieved

The 2022 MOP count did not by itself predict prices, and this page should not be read as “sell now” advice.
