Standard, Plus and Prime now frame new-flat choices

HDB's current classification framework applies different location, subsidy and ownership conditions. Plus and Prime flats receive additional subsidies and carry a ten-year minimum occupation period, subsidy recovery on resale and tighter resale conditions.

Compare the whole ownership contract

  • Purchase price after grants and household cash flow.
  • Minimum occupation period and likely life-stage timing.
  • Subsidy-recovery percentage for the selected project.
  • Future resale buyer eligibility and income ceiling.
  • Restrictions on whole-flat rental and private-property ownership.
  • Commute, amenities, layout and alternative locations.

Do not price only the location

A central or well-connected home may offer daily convenience, but the longer occupation period and restricted future buyer pool can affect flexibility. Compare the flat with Standard and resale alternatives over the household's actual holding horizon. Policy labels do not guarantee appreciation or resale demand.
