Irwell Hill Residences: replacing launch projections with evidence

A dated review that replaces 2021 projections with a current transaction and rental framework.

What the original review assessed

Irwell Hill Residences launched as a 99-year leasehold, 540-unit District 9 project. The earlier article emphasised low-quantum units, Great World connectivity and rental demand, but projected PSF, rent, yield and appreciation are not current evidence.

Replace projections with observed records

Use URA's transaction and rental databases to compare the selected unit with same-project and nearby evidence. State the period, unit sizes, floors, sale types and transaction counts. Caveats may not capture every sale and can be delayed.

Re-test the investment case

  • Actual purchase price and outstanding financing
  • Achieved rent, vacancy and recurring costs
  • Layout utility and tenant or resale audience
  • Current competing supply in River Valley and District 9
  • Net sale proceeds after CPF, loan and transaction costs

No MRT proximity, developer brand or historic trend makes future price growth or rental demand certain.
