Pure landed vs strata landed: ownership and due diligence

Pure landed and strata landed are not the same ownership proposition

A conventional landed purchase generally involves an individual land lot and the house on it. A strata-landed purchase is a strata lot within a development that also contains common property, shared access or facilities and collective management obligations. The exact title and development documents govern.

What strata landed changes

URA describes strata landed housing as landed units on a common development site with shared communal facilities and a single vehicular access point. Current development-control parameters are set out in its strata-landed handbook. Buyers should also review the management corporation's by-laws, maintenance contributions, sinking fund, insurance and approval process for works.

What to verify for either form

  • Registered title, tenure, lot or strata boundaries and interests.
  • Ownership eligibility and any consent requirements.
  • Approved building, use and planning constraints.
  • Condition, access, parking, drainage and services.
  • Comparable transactions matched by property form and attributes.

Compare performance carefully

Do not compare broad average PSF figures as if the assets were interchangeable. Land area, built area, common facilities, fees, condition, tenure, micro-location and the date and type of sale can materially change the result. Use matched evidence and calculate total holding costs. Neither ownership form guarantees stronger appreciation or liquidity.
