What the official quarter recorded
URA reported that overall private residential prices rose 0.8% in 1Q 2025, slower than the 2.3% increase in 4Q 2024. Developers launched 3,139 uncompleted private homes excluding ECs and sold 3,375, while 3,565 resale transactions were recorded.
Why momentum was not proof of an inflection point
A quarter can be influenced by the timing and scale of launches, unit mix, incentives and buyer eligibility. URA also reported 35,364 uncompleted private homes with planning approvals at quarter-end and advised households to exercise financial prudence.
How to update the snapshot
Compare the original release with subsequent URA price, rental, transaction and supply data. Separate new sales, resales and sub-sales, and state the comparison window. The 1Q 2025 figures do not establish a turning point or guarantee future prices.
