Parc Greenwich resale review: EC rules and due diligence

Evaluate Parc Greenwich as it exists today

Inspect the exact unit, stack, floor, facing, privacy, internal layout and condition. Check walking routes and peak-hour travel to Fernvale, Seletar, schools, work and daily amenities. Nearby employment areas should not be treated as proof of rental demand.

Confirm EC eligibility and dates

Executive-condominium rules depend on the project's age and purchaser profile. HDB's current resale EC guidance explains the eligibility conditions for ECs within ten years of TOP and the treatment after ten years. The conveyancing lawyer should confirm the exact TOP date, title and buyer eligibility before an option is exercised.

Review the estate

  • MCST accounts, AGM minutes and sinking fund.
  • Maintenance contributions, by-laws and insurance.
  • Major works, defects, disputes and common-property condition.
  • Unit alterations and realistic renovation costs.
  • Nearby supply and current planning proposals.

Compare like-for-like evidence

Use URA's private residential transaction data and match by project, size, floor, layout, condition and date. Include duties, financing, maintenance and exit costs. EC status does not guarantee appreciation or a future tenant pool.
