Use URA's current private residential data and match by project, size, floor, facing, condition and date. Compare other mixed-use projects only after adjusting for tenure, age, retail scale and transport relationship.
Review management across the whole development
Read the MCST accounts, AGM minutes, sinking fund, insurance, by-laws and cost allocation between residential and commercial components. Convenience can be valuable, but it does not guarantee a price premium or rental demand.
