Assess the exact landed home

Inspect title, land and built-up area, access, orientation, privacy, drainage, structure, waterproofing, mechanical systems and approved alterations. Verify the relationship between the house, common areas and any management structure instead of assuming it behaves like a conventional individual landed title.

Check planning and approvals

Use URA SPACE and current landed-housing guidance to review zoning, building envelope and surrounding proposals. A lawyer and qualified building professionals should confirm title restrictions, easements, approvals and responsibility for shared infrastructure.

Compare matched evidence

Use URA's transaction service and compare like-for-like homes by tenure, title form, land area, built-up area, age, condition and sale date. Sparse evidence requires wider ranges and a professional valuation.

Model total ownership cost

Include duties, financing, renovation, roof and façade work, mechanical replacement, insurance, property tax, common charges and exit costs. A landed enclave or distinctive product does not guarantee liquidity or capital gains.
