Updated September 2026. Good Class Bungalow transactions are infrequent and highly property-specific. This is a research method, not a valuation or price forecast.
Define the market before comparing prices
URA identifies 39 Good Class Bungalow Areas. A property should first be verified against the official GCBA list and planning map. A large detached home outside a GCBA is not automatically a Good Class Bungalow.
Normalise each transaction
Use URA's private residential transaction service, state the extraction date and record the address, sale date, tenure, land area and price. Then investigate plot shape, frontage, access, topography, conservation status, existing building condition and redevelopment constraints. Land PSF is a starting measure, not a complete valuation.
Account for planning controls
URA's prevailing landed controls set minimum plot dimensions, site coverage and setbacks, but site-specific conditions can differ. Check road and drainage reserves, conservation requirements and current development-control guidance with qualified professionals before assigning redevelopment value.
Report ranges and limitations
- Separate areas and time periods instead of pooling all GCBAs.
- Flag related-party or otherwise unusual sales where known.
- Use medians only when the sample is meaningful.
- Show the number and dates of transactions behind every range.
- Obtain a licensed valuer's opinion for an individual property.
Differences between GCB areas reflect the properties sold as well as location. A high or low observed PSF does not prove that every home in that area carries the same value.
