Assess Principal Garden as a completed development

Inspect the exact unit and stack. Compare internal layout, floor, orientation, privacy, road exposure, outlook, ventilation and renovation condition. A view may change and should not be converted into a fixed premium without matched transaction evidence.

Use like-for-like transactions

URA publishes current sales and rental records through its private residential property service. Start with same-project transactions matched by size, floor, stack, condition and date. Use nearby projects only after adjusting for tenure, age, facilities and layout.

Read the estate records

  • MCST accounts, sinking fund and maintenance contributions.
  • AGM minutes, insurance, disputes and planned major works.
  • By-laws, parking rights and renovation controls.
  • Lift, façade, landscape, pool and service condition.
  • Current planning proposals and construction exposure.

Include duties, financing, renovation, maintenance, property tax and selling costs. Principal Garden should be selected for the unit and household fit visible today, not a guaranteed skyline, rental yield or capital gain.
