Evaluate the specific Pullman Residences unit

Inspect internal and strata area, floor, facing, privacy, sun, road exposure, layout, lift access, parking, condition and any hotel-branded service arrangements. A freehold title or branded positioning does not replace unit-level due diligence.

Compare matched evidence

Use URA's current transaction and rental data. Start with same-project units of similar size and attributes. Adjust external comparisons for tenure, age, location, facilities, service model, condition and transaction date.

Understand recurring obligations

  • Maintenance contributions and sinking-fund adequacy.
  • MCST accounts, AGM minutes, insurance and planned works.
  • Brand, management or service arrangements and their costs.
  • By-laws, renovation restrictions and letting rules.
  • Property tax, financing, duties and exit costs.

Test resale liquidity

Prime and branded homes can have a narrower buyer pool and longer transaction intervals. Model holding and exit scenarios without assuming a permanent freehold premium, continuous rental demand or capital gains. Obtain a professional valuation where comparable evidence is thin.
