How to read a dated market review

Early-2021 expectations were formed under pandemic-era restrictions, unusually low interest rates and the transaction evidence then available. Later outcomes do not make those expectations a reusable model for today's purchase or sale.

Rebuild every comparison with current data

URA's private residential property service publishes current transactions, price and rental series and pipeline information. For landed homes, compare the same housing type, district, tenure, land area, frontage, condition and transaction date. Do not carry forward a 2021 price range or profit claim.

Archive controls

  • Treat all 2021 prices, rates and policies as historical.
  • Separate observed transactions from commentary made at the time.
  • Do not infer that a market segment is automatically profitable.
  • Use current financing, duties, planning and ownership rules.
  • Obtain a current valuation for an individual property.
