Million-dollar HDB sales: how to read exceptional transactions

Read exceptional transactions in context

Million-dollar resale transactions can reflect location, flat type, size, floor, remaining lease, condition and scarcity. They should not be compared with the broader market without controlling for those attributes.

Use the official series

HDB publishes median resale prices, registered resale applications and the Resale Price Index. Recent block-level transactions are also available through HDB's resale services. State the extraction date, town, flat type and period behind every comparison.

Separate three different questions

  1. Market direction: use the RPI and transaction volume over several quarters.
  2. Local evidence: compare nearby registered sales of the same flat type and similar lease profile.
  3. Specific-home pricing: adjust for floor, orientation, layout, condition and active competition.

A record count can be newsworthy without proving that a typical flat has the same value or that prices will continue in one direction. Use current HDB eligibility, financing and transaction guidance before making a household decision.
