Updated September 2026. Operators, rates and availability change frequently. Verify approved use, contractual terms and current building conditions before committing.
Flexible workspace is both a service and a property decision
Co-working and serviced-office products can reduce setup time and allow a team to adjust space more easily. The advertised desk rate, however, is not the full occupancy cost.
Five checks before signing
- Approved use: confirm that the premises and intended activity are permitted.
- Total cost: include deposits, taxes, meeting rooms, printing, access, storage, IT, parking and exit charges.
- Operational fit: test privacy, acoustics, security, connectivity, hours and visitor handling.
- Contract: review term, renewal, notice, liability, service changes and expansion or contraction rights.
- Continuity: assess the operator, landlord arrangements, maintenance and business-continuity plan.
URA advises businesses to check whether a change of use requires planning permission before committing to a tenancy or renovation. Compare flexible workspace with managed and conventional offices on equivalent headcount, term and service assumptions. Flexibility can be valuable, but it is not always the cheapest option.
