First identify what can legally be bought
SLA's Land Dealings Approval Unit administers applications by foreign persons for restricted residential property. Do not exercise an option for restricted property on an assumption that approval will be granted. Obtain conveyancing advice on the exact title and purchaser profile.
Price the acquisition taxes before comparing rent with buy
IRAS applies Buyer's Stamp Duty and, where relevant, Additional Buyer's Stamp Duty to the higher of purchase price or market value. Rates, remissions and treaty treatment can change. Use the current IRAS ABSD guidance and confirm the result professionally.
Compare the same housing period
- Rent: rent, deposit, stamp duty, utilities, moving and renewal risk.
- Buy: equity, loan costs, duties, legal fees, maintenance, tax, repairs and sale costs.
- Both: location, household fit, expected stay and downside if plans change.
Stress-test the decision
Model shorter and longer stays, vacancy, interest-rate changes, currency exposure and a slower sale. Buying may suit a stable long-term plan, while renting can preserve mobility and reduce transaction friction. Neither choice should depend on guaranteed appreciation or a single rent-versus-mortgage comparison.
