What happened after the forecast period

Rental conditions should be read from the official URA series rather than from an old directional call. URA's private residential time-series service publishes rental indices by property type and market segment, while its rental-contract search provides project and district evidence.

Rebuild the analysis from four inputs

  1. Rental index movement over several quarters.
  2. Project-level contracts matched by size and lease period.
  3. Completed and pipeline supply, vacancy and household demand.
  4. Unit condition, furnishing, floor, facing and lease terms.

A quarterly index can move differently across CCR, RCR, OCR, landed homes and individual projects. State the data date and sample behind every conclusion. An old forecast should never be used as evidence that today's rent will rise or fall.
