Begin with the buyer decision

Define the likely buyer, verified property facts, key strengths, material constraints and the questions a serious buyer will ask. The film should explain the home accurately rather than force every property into the same script.

Build one campaign across formats

  1. Price from matched transactions and active competition.
  2. Prepare the home and decide what styling or visualisation adds real value.
  3. Use long-form video for layout, context and objections.
  4. Use short-form edits for specific hooks and audience discovery.
  5. Align photography, floor plans, portals and viewing presentation.
  6. Measure qualified enquiries, viewing conversion, objections and offers.

Presenter, producer and consultant should work from one approved fact set. Show limitations as clearly as strengths and keep representations consistent with the listing. Campaign results reflect pricing, demand, condition, distribution, response handling, viewings and negotiation, not video alone.
