How to avoid rental scams in Singapore

An official-source-led checklist for verifying agents, listings, viewings, landlords, agreements and payments.

Verify the phone number, not only the name

Search the advertised or messaging number on CEA's Public Register. A copied name, registration number, business card, photograph or video does not prove that the person contacting you is the registered salesperson.

Do not pay to secure a viewing

CEA advises prospective tenants to view the property in person with the registered salesperson. Property agents are not permitted to demand or collect payment to view or rent a property. Rental payments should go directly to the verified landlord through a traceable channel.

Use a six-step safety check

  1. Search the exact phone number on the CEA Public Register.
  2. Contact the agency using independently obtained details.
  3. View the property and verify the person attending.
  4. Confirm ownership, approved use and rental eligibility.
  5. Read the tenancy agreement and inventory before payment.
  6. Keep listings, messages, receipts and bank records.
