How to position and market a home for sale

An evidence-led method aligning price, preparation, long-form video, short-form content, portals and viewings.

Updated September 2026. Marketing supports a sale but cannot guarantee price, enquiries or time to sell.

Build one evidence-led selling position

Start with matched transactions, active competition, condition, buyer profile and the seller's timing. Agree which strengths can be substantiated and which objections must be answered before producing content.

Translate the strategy across the campaign

  1. Prepare and price the home for the intended buyer.
  2. Create accurate photography, floor plans and a long-form tour.
  3. Cut focused short-form reels for distinct buyer questions.
  4. Keep portal copy, social posts and viewing presentation consistent.
  5. Measure qualified enquiries, viewing conversion, objections and offers.

All advertisements should be accurate, current and approved by the seller. Distribution and production quality matter, but price, market demand, response handling, viewing experience and negotiation remain part of the outcome.
