Verify the exact semi-detached property

URA defines a semi-detached house as one half of a pair with separate titles and a common party wall. Confirm title, tenure, plot boundaries, access, approved building, drainage, easements and any unauthorised works.

Check planning potential professionally

Review URA's prevailing landed-housing controls for plot size, width, setbacks and the designated housing area. Engage a lawyer and appropriate Qualified Persons before assigning redevelopment value.

Compare matched transactions

Use current URA records and compare homes by land area, frontage, tenure, age, condition, access and sale date. District-level PSF averages cannot value a particular plot.

Inspect structure, roof, waterproofing, services and renovation scope, then model duties, financing, tax, professional fees and exit costs. A mature District 20 address does not guarantee demand or appreciation.
